HOW IT WORKS

Fix To List is a process provided by Paul Tylock w/ EXP Realty where we help homeowners identify issues with their home before it hits the market. Then we provide our trusted contacts to get the work done. Unlike most realtor services that simply point out the issues and wait for you to fix them, we are with you weeks before providing the contractors you need to streamline the process!

We meet at your home to discuss sales price, your goals, and review any repairs you're aware of and updates that could boost your homes value before hitting the market.

Plan & Preparation

A pre-inspection highlights what buyers may notice. From there, we create a customized plan with trusted contractors we've personally used for painting, flooring, minor repairs, and updates etc.. Along with our guidance, you decide what to move forward with, and we provide the contacts to get the work done. We also offer to manage the details and scheduling if you're to busy.

Market ready Launch

After repairs and a professional cleaning, we showcase your home with high quality photography and marketing. The result: Your home hits the market looking its best, attracting more buyers and greatly increasing your chances of higher offers and a smoother selling experience.

The Results

After the Fix To List process is complete. You have now taken most of the negotiating power away from the buyer. These minor repairs and updates are often used by buyers to get the price down, ask for more concessions, or even walk away from the deal entirely. You have now put yourself in a position to sell your home for more and have a much smoother selling experience!

After 10 years of selling my own properties and helping over 400 families. I have found a common pain point that sellers struggle with. This is how Fixed To List was created. Selling your home without making those minor repairs and updates is like selling a car with the check engine light on. Buyers take notice, and they'll pay less.

Case Study - How we prepared this home to sell fast and for more!

303 N rushmore before

BEFORE

This homeowner reached out after struggling to sell their property. The home had been sitting on the market for over five months with plenty of showings but no offers. Listed at $175,000, buyers were hesitant because the property hadn't been updated since the late 90s. During our fix to list consultation, I recommended a simple but effective presale home preparation plan to make the house more appealing to today's buyers. Our strategy focused on affordable, high impact improvements that would increase buyer interest, reduce repair negotiations, and help the home sell faster at top dollar.

After

As you can see in the before picture. We painted the interior walls and removed the old carpet in all the bedrooms and replaced them with new, modern vinyl planks. Then made a few minor repairs we felt the buyer would ask for anyway. Total cost for this homeowner was around $10,500 for the improvements. We went back on market for $199,000 and received an offer within 14 days for $195,000. This homeowner (who worked out of State) Was given a complete hands off experience with us managing the selections and scheduling for the work to be done. Even though he spent $10,500 on improvements. We were able to sell his home for $20,000 more than his original asking price in a matter of weeks, not months.

The Stastictics

While I don’t have exact statistics on how many real estate deals in Lafayette, Louisiana fall through after a home inspection, I can tell you from years of experience that it happens far too often. One of the most common situations sellers face is when a buyer’s inspection report uncovers needed repairs. Suddenly, the buyer submits a response to inspection — and now you, the seller, only have a short window of time to get the work done.

That scramble creates stress, unexpected expenses, and usually one of three outcomes:

A price drop that cuts into your bottom line.

A repair allowance at closing, which means you walk away with less.

Massive concessions to keep the deal alive.

In almost every case, the seller ends up paying more — either in money, in time, or in headaches.

That’s why preparing your home to sell is so important. When you repair your home before it sells. You're not only taking away the buyer's negotiating power. You are showing pride of ownership!!
Another common pain point I see when homeowners try to prepare their home to sell is not knowing which repairs are truly necessary before listing. Many sellers struggle to decide which items they must fix versus which ones they can take a chance on. That uncertainty often leads to wasted money on the wrong projects, or worse, costly negotiations after the buyer’s inspection report.

That’s where Fix to List comes in. Preparing your home to sell in Lafayette, Louisiana is more than just cleaning and staging — it’s about knowing which repairs buyers will demand. After personally buying, renovating, and selling over 40 properties in the Lafayette area and sitting through 100's of inspections with my buyer clients, I’ve learned exactly what buyers focus on.
I use that experience to guide you through the “must-do” repairs before listing your house, compared to the minor items you can safely leave alone. By making the right updates up front, you can repair your home before it sells, avoid last-minute concessions, and protect your asking price.

And the best part? I have all the contacts that are licensed and insured to streamline the process. You don't have to worry about calling and lining up these contractors, asking for multiple quotes, trying to figure out who's trusted and who's not. I've used them all myself!
